Quebec's tax is charged on the greater of the price and the municipal assessment; this uses the price. Alberta, Saskatchewan and Newfoundland charge registration fees instead.

How it's worked out

Each province taxes the price in slices: a low rate on the first part, higher rates above it. Ontario, for example, charges 0.5% to $55,000, 1% to $250,000, 1.5% to $400,000, 2% to $2 million and 2.5% above.

Toronto charges its own tax on top of Ontario's, with higher rates above $3 million since April 2026. Montreal sets its own brackets instead of Quebec's.

First-time buyers get up to $4,000 back in Ontario and up to $4,475 more in Toronto. In British Columbia the first $500,000 is exempt on homes up to $835,000, phasing out by $860,000, and PEI exempts first homes up to $200,000.
